Queen Richmond Centre West - Addition and Renovation (Heritage)

The Queen Richmond Centre West urban project offers a brilliant example of high-performance workplace and adaptive re-use through its integration of two existing heritage buildings into the construction of a new 17-storey office building. The new building is built adjacent and on top of the existing heritage building with a unique architectural design. Organized around a large L-shaped 6 floor atrium, and adding a new highly sustainable, state-of-the-art office component which commences at the ninth floor, with 4 mechanical rooms. This innovative, high-performance complex also features a retail complex at grade and access to a new roof terrace. The mechanical services include plumbing, heating, HVAC, fire protection and controls. The mechanical services are fed from the mechanical room in the PH, to the floors and the other mechanical rooms. The floors are raised floor with one compartment unit for each floor. The roof of the mechanical room is a green roof. The high-performance workspace and impressive 75 foot high atrium lobby and event space contributed to the success of the development that focused on ground-breaking design, heritage preservation and tenant satisfaction.
Mechanical Systems
The Queen Richmond Centre West project consisted of four mechanical rooms; two in basement, one in level 7 and one in the penthouse. Kelson completed new mechanical penthouse on level 18. This included hoisting and placement of chiller, cooling tower, 13 pumps, heat exchangers, 5 boilers and one air handling unit. Also, a new mechanical room in level 7; this includes hoisting and placing of 4 air handling units. Kelson provided perimeter heating by way of Radiant Ceiling panels. Connected in-floor heating provided by flooring company, and provided one compartment unit in each floor. Installed new chilled water and heating water systems. Installed new glycol heating system, and installed new domestic water system and new drainage system. Demolished existing mechanical services in the two existing heritage buildings and install new systems connected to the new systems in the new building. Worked with sub-contractors to provide associated Piping & Sheet Metal Insulation, Ventilation ductwork, Sprinklers, Fire stopping and Controls requirements. Kelson installed special roof drains for green roof on the mechanical room roof for proper roof drainage. Sustainable features of the building include a Cistern to collect the storm water which uses gray water for all toilets. The project is Design-Build with LEED® GOLD. The Queen Richmond Centre West received the Schreyer Award in Nov. 2015, and the 2017 Design Excellence Award from the Ontario Association of Architects (OAA).
